What floor plans are currently available?

Pendleton Park offers one-, two-, and three-bedroom apartments in New Hudson, MI, along with select loft-style layouts designed for added flexibility. How do I schedule a tour?

You can schedule an in-person tour through the Schedule a Tour page on our website, submit a request through the Contact Us form, or call our leasing office directly. Our team will help coordinate a time that works best for you.

What is the application process?

After selecting your desired apartment, you can apply online by clicking the “Apply Now” option next to the home you want to reserve. The process includes submitting your application fee, holding deposit, and required documentation. Applications are reviewed based on credit, income, rental history, and background screening.

How long does the approval process take?

Most applications are processed within 1–3 business days once all required documents have been received.

What lease terms do you offer?

Pendleton Park offers lease terms ranging from 6 to 12 months, depending on availability and time of year. Please contact our leasing team for current lease options.

Is there a waitlist if the floor plan I want is not available?

Yes. To join the waitlist, you’ll submit an application along with a $50 application fee per person and a $300 reservation deposit. Our team will notify you when a matching home becomes available.

Pricing & Fees

What is the monthly rent?

Monthly rent varies depending on floor plan, finish package, and availability. For the most up-to-date pricing, please visit the Floor Plans page or reach out to our leasing office.

Are utilities included in rent?

Utilities are not included in monthly rent. Residents are responsible for electricity, gas, water/sewer/trash, and optional services such as cable and internet.

What is the security deposit amount?

Security deposits vary based on credit screening results and typically range from $300 to one month’s rent. Please contact our leasing team for more details.

Are there any application or administrative fees?

A $50 non-refundable application fee is required per applicant. A $300 holding fee will also be collected and applied toward your security deposit upon approval. If your application is not approved, the holding fee will be refunded.

Do you require renters insurance?

Yes, all residents are required to maintain renters insurance with a minimum liability coverage of $100,000. Please contact our leasing office for more information.

Pet Policies

Are pets allowed?

Yes! Pendleton Park is a pet-friendly apartment community in New Hudson, MI.

Is there a pet fee, deposit, or monthly pet rent?

Up to 2 pets are allowed per apartment home. A $250 non-refundable pet fee, $150 refundable deposit, and $30 monthly pet rent per pet apply.

Are there any breed or weight restrictions?

Breed restrictions apply, but there are no weight restrictions for pets. Please contact the leasing office for full policy details.

Do you have any pet-friendly amenities?

Yes. The community includes an on-site dog park and outdoor green spaces, giving residents convenient areas to spend time outside with their pets.

Apartment Features

What appliances are included?

Apartment homes include a refrigerator, oven/range, microwave, and dishwasher, along with an in-home washer and dryer. Renovated apartments may feature stainless-steel appliances and updated finishes depending on the layout selected.

Is there in-unit laundry or on-site laundry facilities?

Each apartment includes a full-size in-unit washer and dryer for added convenience.

Do the apartments have air conditioning and heating?

Yes, all homes include central air conditioning and heating systems, along with digital thermostats.

Do you offer furnished units?

Apartments are offered unfurnished, but our team can connect you with third-party furnishing providers if needed.

Are there options for upgraded finishes?

Yes. Pendleton Park offers both classic and renovated apartments, with select homes featuring upgraded cabinetry, countertops, flooring, and appliance packages.

Do you offer loft-style apartments at Pendleton Park?

Yes. In addition to traditional one-, two-, and three-bedroom layouts, Pendleton Park offers unique loft-style apartments that provide additional space and layout flexibility.

Are there renovated apartment options available?

Yes. Select apartments have been renovated with updated cabinetry, countertops, appliances, and flooring, offering a more modern interior option.

Pendleton Park features a wide range of amenities including a swimming pool with cabanas, outdoor hot tub, grilling areas, firepit lounges, and sports courts. Indoor amenities include a clubroom with kitchen, movie theater, sauna, and a 24-hour fitness center.

Do you have a fitness center and/or pool?

Yes. Residents have access to a 24-hour fitness center, an outdoor swimming pool with cabanas, and a hot tub for relaxation.

Is parking available and are there any additional fees?

Are there shared spaces like a clubhouse or co-working area?

Yes. The community includes a clubroom with a kitchen and fireplace, along with additional indoor gathering spaces and Wi-Fi-enabled areas.

How do I pay rent?

Residents can pay rent through the online resident portal using ACH or major credit cards. Please note that processing fees may apply to debit and credit card payments.

How do I submit a maintenance request?

Maintenance requests can be submitted through the resident portal, and 24-hour emergency maintenance services are available.

What is your policy for breaking a lease?
